We can talk about hinges and latches all day, but a gate that dragged across the concrete and now swings with one hand tells the story faster. These are real jobs from neighborhoods around Jacksonville, from Atlantic Beach to Mandarin, with the outcomes we see most often. No stock photos, no borrowed jobs. Just the kind of sag, rust, and misalignment we fix every week, shown the way a neighbor would see it from the street.

Recent Transformations
Sagging Double Driveway Gate in Mandarin

One leaf of this double gate had dropped enough to drag a half-moon groove into the driveway. The hinge posts had leaned outward over a decade of wet Jacksonville summers softening the soil. We pulled both posts back to plumb with new concrete collars, replaced the worn hinge bearings, and re-latched the center. The gate now swings with two fingers and the gap between leaves is even top to bottom. The groove in the concrete stays as a reminder, but the gate no longer touches it.
Rusted Latch Post Replacement in Riverside

The latch side of this wooden gate had rotted where sprinkler overspray hit it every morning. Homeowners in Riverside deal with this often: the post soaks, the wood softens, the latch screws strip out, and the gate won’t stay closed. We set a new pressure-treated post in concrete with the base wrapped above grade, then mounted a new latch and catch. The gate closes solid and the post is no longer wicking water from the ground.
Electric Gate Operator That Refused to Close in St. Johns County

A slide gate that opens but refuses to close is nearly always a safety sensor issue or a worn limit switch. On this FAAC operator, the gate had also been knocked off its track by a delivery truck, so the photo eye could not align. We realigned the track rollers, replaced the bent gate arm, and reset the close limits. The operator now closes fully every time, and the safety reverse stops it cleanly when tested with a rolled garden hose.
Wood Gate Re-Hang with New Hardware in Avondale

The previous hinges on this gate were interior door hinges, which is a common find in older Avondale homes. They’re not built for outdoor weight or weather, and the top hinge had bent until the gate leaned hard against the frame. We cut in heavier strap hinges with longer screws into solid framing, and added a cane bolt so the gate can be held open without wind slamming it. The gate closes square and deadbolts without lifting the handle.
Underground Gate Operator Full Replacement in East Arlington

This underground operator pit had been taking on water for years. The old piston was corroded, the control board had shorted, and the gate had not automated in months. We drained the pit, sealed the housing, and installed a new linear actuator with a fresh control board and loops. The gate opens and closes on remote now, and the pit stays dry through a hard downpour. Underground operators in Jacksonville need proper drainage work or they fail the same way again within two years.
Chain-Link Gate Re-Tension and Latch Reset in Oceanway

A chain-link gate that drags at the latch corner has usually lost tension in the top rail and stretched its hinge clamps. On this Oceanway job, the latch would not catch unless someone lifted the gate by the frame. We re-tensioned the fabric, replaced the hinge clamps and the fork latch, and reset the post spacing. The gate now swings without lifting and the latch drops into the catch on its own.
